“There is a difference in real estate companies,” stated Ron Darby.  “Attending on-going advanced training, seminars, round-table discussions with industry leaders and focus groups is what we continually do at our firm, much more than many other area real estate firms.  We believe, in order to exceed sellers expectations of what a Realtor professional is about, we don’t learn just the basics.  We want to learn, know and teach much more than is ever expected of us.  In that way, we know that our sellers will hold us in the highest regard.  To prove that, our sellers have put their thoughts in writing. We have on file for the asking, ‘What people are saying’ our report of nearly 800 quotes and reviews from our sellers and buyers.  No other area real estate firm can offer that.”
“These ERA Justin Realtor professionals are our best-of-the-best through the third quarter, 2016. They achieved our ‘Leadership Circle’ status for their efforts above and beyond for their sellers and buyers,” concluded Jennifer Darby Metzger.

Strong Seller Competition Requires Attention For An Autumn Showing

Strong Seller Competition Requires Attention For An Autumn Showing

As important a landmark as buying a home is in people’s lives, you’d be surprised at how much of it can turn on snap decisions. If you’re selling a house you should consider  putting  careful thought into buyers’ first impressions, because many sales will be made or lost before they reach the front door – or as soon as they walk through it.
ERA Justin Realty’s Broker Co-owner Jennifer Metzger Darby offers a menu of possible ‘first impression’ areas that an owner may want to consider.  “First consider curb appeal – the feeling customers get from the upkeep of the house and grounds, and how comfortable this makes them imagining themselves as a resident. You want to do everything you can to make them see your house as their house, both outside and in.  Some painting if necessary is an investment that should more than pay for itself, and neat landscaping – trimmed shrubs, new flowers – puts your prospective buyers in just the right frame of mind. Inside, kitchens and bathrooms should be in sparkling condition – these rooms are known to be what makes up many home-seekers’ minds. Removal of odors like pet smells and smoke will lessen distractions for customers you want focusing on your home’s possibilities, and clearing of clutter is crucial.
The fewer belongings you have crowding your rooms and closets, the bigger the home will appear, and the easier it will be for potential buyers to envision placing their own possessions there. Put some things in storage if you need to, or hold a garage sale to help cut down on some of the build-up you were going to clear out for moving anyway.  For buyers picturing themselves in your home, it’s also good to present the house in as general taste as possible – personal memorabilia, collectibles, and eccentric wall colors and furnishings should go out with the clutter. Rooms in a neutral white also helps convey the sense of spaciousness.  Clean windows, fresh flowers, and other small details with big impact – they’re what you want to remember. From major improvements to subtle touches that tip the scales in your favor, the features of a house that we often take for granted can be the ones that determine your home selling success. According to the National Association of Realtors®, curb appeal alone accounts for half of all home sales.”
Jennifer continued, “A little effort now saves you a lengthy process later. First impressions will expedite the sale, and securing the services of a qualified Realtor® will make it all the surer. One of our ERA Justin Realtor agent professionals can guide you in all the above matters and more, from supplying a checklist of presentation tips, to recommending affordable painting contractors to helping you rearrange the furniture. Whatever it takes, we can give you confidence that, for some buyer soon, the showing of your home will be love at first sight.  We also will provide a 2016 home market analysis  (CMA) with information in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold. Our CMA report for our Sellers is truly comprehensive in all aspects.  Complete with color photos and detailed information, it makes pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard. Our publication of nearly 800 Buyer and Seller reviews will give you the confidence in our firm.”

AUTUMN IS BEST TIME FOR VITAL HOME REPAIRS AND HELP BEFORE WINTER

AUTUMN IS BEST TIME FOR VITAL HOME REPAIRS AND HELP BEFORE WINTER
Autumn is here, leaves are turning beautiful colors, all signals that we are heading for winter. Winter plays havoc on houses, and autumn should be a time to take a walk around your house to get that winter chore list in order. Here are few areas to pay attention to according to ERA Justin Realty’s Broker Co-owner Ron Darby.

ROOF VENTILATION
Remember that ice dam on the roof last winter? Remember how hot your attic was when you went up there to check the cable wire last summer? Proper attic ventilation can help with both those problems, and autumn–while it’s not too hot or too cold–is an ideal time to take care of any necessary work. Attic ventilation should equal approximately 1 square foot of vent area for every 300 square feet of attic according to ventilation experts, so first figure out roughly how many square feet your attic is, and then divide by 300. The total vent area should be roughly split between high and low vents, so now divide that number by two. Take some measurements to see if you have an adequate amount of vent area in both the eaves and high on the roof, and add more as needed. Also, check the condition of existing vents to see that the screen is intact, flashings are secure and well sealed, and there are no other problems that need correcting.

SPRINKLERS
Permanent, in-ground sprinklers are great, as long as they’re properly adjusted. Run each set of sprinklers through a cycle, and watch how and where the water is hitting. Adjust or replace any sprinklers that are hitting your siding, washing out loose soil areas, spraying over foundation vents, or in any other way wetting areas on and around your house that shouldn’t be getting wet.

GRADE
Soil is also susceptible to being washed away or redistributed by heavy winter rains and melting snow. Now is the time to check and see if the grade around the outside of your home has been moved around by winter’s fury, which can result in runoff getting into your basement or crawlspace, or running into neighbor’s yards where it shouldn’t go. Look for areas where soil seems too high or too low in relation to your home, as well as for marks on your siding, foundation, walkways, and other areas that might indicate if soil or water is in a place it shouldn’t be. A 4-foot builder’s level placed on a long, straight board can help you check grade and slope–redistribute soil so that for every foot horizontally you have at least 1/4 inch of fall away from the house.

CHECK YOUR HOUSE NUMBERS
Can someone find your house easily, especially in the dark? Autumn is a great time to check that your house numbers are clearly visible from the street, that they are painted a contrasting color from whatever surface they are mounted on, that they are somehow hit by exterior lighting at night, and that they are not obscured by overgrown foliage.

FENCES AND GATES
Fence posts are especially susceptible to ground water saturation, and will loosen up and tilt if the soil around them gets soaked too deeply. Check fence posts in various areas by wiggling them to see how solidly embedded they are. If any are loose, wait until the surrounding soil has dried out before winter’s rains, then excavate around the bottom of the posts and pour additional concrete to stabilize them.

SMOKE DETECTORS
As always when it’s time to change the clocks, you want to check your smoke detectors. Replace the batteries, clean the covers, and test the detector’s operation before it’s too late. If you have gas-fired appliances in the house, including a water heater, now is also a great time to consider adding a carbon monoxide detector, which are inexpensive and easy to install, and are available at most home centers and other retailers of electrical parts and supplies.

Darby concluded, “If you are not personally handy, there are listings under handyman in many of the local newspapers who advertise for jobs big and small.  You may want to phone more than one, ask and check their references for work they’ve done for other homeowners before making your hiring decision. Of course there are others areas to check before winter but it’s always good to do repairs before the winter weather prevents you from doing so.”

ERA Justin Realtors Send Youngsters to MDA Summer Camp

ERA Justin Realtors Send Youngsters to MDA Summer Camp
Since 1955, MDA has built bridges and knocked down barriers for youngsters with neuromuscular diseases by providing an unforgettable week at MDA summer camp, in part this summer through the efforts of the ERA Justin Realty teammates, pictured, Lee Schilare, MDA coordinator Cathy Vick and Jennifer Sofia.  All were recently invited to attend the MDA VIP Summer Camp day to be with the kids.
Ron Darby and Jennifer Darby Metzger Broker Co-owners and ERA MDA Chairpersons for New Jersey for sixteen years said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small.  Donations were pooled in an effort to send children to the  MDA summer camp for a week.  In the past we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience.  Due to the untiring efforts of our staff and those who donated, the MDA youngsters are enjoying a week in the country in a structured environment to fit their abilities.
Our ERA Justin Realty team of 40 never stopped until our summer goal for our MDA youngsters was met. Additionally, we chair the ERA Brokers of  NJ fundraising. In total, by year end we hope to achieve collective totals approaching $30,000.
Each year MDA supports nearly 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.
Be a volunteer or a sponsor by sending your tax deductible check made payable to MDA and mail it to MDA c/o ERA Justin Realty Co., 118 Jackson Avenue, Rutherford, New Jersey 07070.  The firm is now continuing their MDA Summer Camp fundraising activities, preparing for next year.  If you have questions on this great program for the kids, call us at (201) 939-7500.

Summer Summit Prepares Future Real Estate Leaders

Jennifer Darby Metzger of ERA Justin Realty  recently attended ERA Real Estate’s 2016 Young Leaders Network Summer Summit, an elite educational event hosted in Birmingham, Alabama by ERA King Real Estate.  Attendees represented many of the most successful ERA organizations nationwide.
Over the three-day long event, Metzger and the other 20+ Young Leaders participated in team-building and motivational exercises focused on succession planning, growth and leveraging cutting-edge tools. Each attendee was personally selected for this exclusive networking opportunity by ERA’s senior leadership team, whose decision was based in large part on the management abilities each member has demonstrated at their respective companies.

Metzger was chosen as a member of the Young Leaders Network for her professional achievements. “The Summer Summit provided the opportunity for the group of us to absorb insight from and ask questions of some of the top professionals in the ERA network,” Metzger said. “We talked about everything from market expansion and the latest in ERA’s resources to creating agent value and I look forward to adopting our collective learnings in our New Jersey market.”

“This year’s Young Leader’s Network Summer Summit marked our fifth annual gathering, and the amount of knowledge sharing and collaboration that took place was incredible,” said Sue Yannaccone, chief operating officer, ERA Franchise Systems. “Our Young Leaders are eager to keep the real estate industry moving forward, and we at ERA are proud to offer these opportunities for them to continue to do so.”
The Young Leader’s Network was launched in 2012 as a way for ERA Real Estate to bring together ERA professionals showing highly-engaged and collaborative characteristics early in their careers, in an effort to further develop their leadership skills. The members are mostly made up of Gen Y or millennials who leverage this supportive community to discuss overcoming challenges and formulating business solutions.

“We firmly believe in acting as partners for our young professionals, to help them grow and develop into the next generation of industry and ERA leaders,” said Everett King, broker/owner of ERA King Real Estate. “We were proud to be chosen as the hosts of the fifth annual Summer Summit and thoroughly enjoyed the discussion around real estate’s future that took place.”

Metzger continued, we are proud that ERA Justin Realty is an innovative leader in the  real estate industry since 1950 with experience in developing consumer-oriented products and services. The ERA network includes approximately 37,000 affiliated brokers and independent sales associates and 2,350 offices throughout the United States and 33 countries and territories. Each office is independently owned and operated.
ERA Justin is proud of its culture as a company that has allowed it to flourish for 65 years and has never wavered from the vision of “Just Do the Right Thing.” Throughout the decades, ERA Justin Realty has been able to outperform its markets by operating as an agent support business, empowering its team members to bring personalized and professional service to the community. Under the leadership of Ron Darby and Jennifer Darby Metzger the firm is a consistent leader in a competitive market, leveraging savvy lead management systems to fuel agent productivity and support recruiting and retention. Concluding, Metzger said, We thank ERA King Realty Real Estate for being a perfect host, as their philosophy and ours parallels each other so closely.

“There is a difference in real estate companies,” said Metzger.  “Attending on-going advanced training, seminars, round-table discussions with industry leaders and focus groups is what we continually do at our firm, much more than many other area real estate firms.  We believe, in order to exceed expectations of what a real estate firm is about, we don’t learn just the basics.  We want to learn, know and teach much more than is ever expected of us.  In that way, we know that our sellers will hold us in the highest regard.  To prove that, our buyers and sellers have put their reviews in writing. We have on file for the asking, ‘What people are saying’ our report of nearly 800 reviews. No other area real estate firm can offer that.  We are proud.

For decades ERA Justin Realty has been honored as a ‘Top-100’ ERA firm worldwide and has been the recipient of the ‘ERA Commitment to Excellence’ award. For these reasons, agents both newly licensed and experienced who join us have the potential to begin strong earnings immediately. Speak with any of our agents, phone us or view our websites at www.ERAJustin.com and www.ERAJustinRealty.com.”

ERA Justin Realty Reviews its REO Division Opportunities

ERA Justin Realty Reviews its REO Division Opportunities

Jennifer Darby Metzger and Ron Darby, Broker Owners of ERA Justin Realty have recently expanded their REO opportunities for their buyers. It was time to broaden their reach in the Real Estate Owned markets with banks and lenders and whose outreach will bring many opportunities to the firm through REO relationships and associations which can bring great opportunities to our investor clients.
Through their knowledge and experience in the specialized REO and short sale segment of real estate from luxury to entry level homes, ERA Justin Realty’s listing outreach will expand with new opportunities for their buyers & investors.
Real Estate Owned or REO is a term used to describe a class of property owned by a  lender, typically a bank, government agency, or government loan insurer after an unsuccessful sale at a foreclosure auction. A foreclosing beneficiary will typically set the opening bid at a foreclosure auction for at least the outstanding loan amount. If there are no bidders that are interested, then the beneficiary will legally repossess the property. This is commonly the case when the amount owed on the home is higher than the current market value of this foreclosure property, such as with a high loan-to-value mortgage following a real estate bubble. As soon as the beneficiary repossesses the property it is listed on their books categorized as an as REO asset.
Bank REO properties are generally in condition of needed repairs and maintenance, both to satisfy property upkeep laws and to preserve and prepare the property for sale. Maintenance is generally the responsibility of the mortgage servicer and is often in turn provided by a specialized property preservation group. These property preservation services include: securing a property, changing locks, boarding up, debris removal, property maintenance, winterizing, cutting grass, repairing or tarping roof leaks, and rehabilitation.
As soon as a property goes into a distressed status (the borrower/home owner misses mortgage payments) the beneficiary will want to determine the amount of equity that the property has. A method to determine the equity is to order an appraisal. Based on the amount of equity that is determined, the bank will decide whether to allow a short sale (if requested by the homeowner). If no short sale is requested by the home owner, the beneficiary will continue the foreclosure process. If the beneficiary is unable to sell the property through a short sale or at a foreclosure auction it will then become an REO property.
After a repossession from which the property becomes classified as REO, the beneficiary will go through the process of trying to sell the property by obtaining the services of an REO Asset Manager. The beneficiary will remove the liens and other debts on the home and try to resell it to the public, either through future auctions, direct marketing through a real estate broker. Real estate investors will often purchase these properties because of discounts offered to compensate for the condition of the property. Some REO properties on the open market will be listed in MLS by the broker who performed a broker price opinion.
Jennifer concluded, “Our Team is happy to be working on these REO homes bringing new buyers and investors to close title so the real work of fixing the house can begin. We certainly feel that we are contributing to these communities by selling these homes so the conditions of them improve helping the neighborhoods rebound.  It is hard to see a house go into disrepair and become overgrown on your street and not be able to do anything about it.  It feels fulfilling that we are doing well for our neighbors and all of the communities we serve”

ERA JUSTIN REALTY’S JENNIFER DARBY METZGER AND RON DARBY OFFER RELOCATION TIPS FOR KIDS

ERA JUSTIN REALTY’S JENNIFER DARBY METZGER
AND RON DARBY OFFER RELOCATION TIPS FOR KIDS
Jennifer Darby Metzger and Ron Darby Broker Co-Owners of ERA Justin Realty offers to area readers, important tips on Relocation for kids.
“Every year, one out of five American families may move. One of the most important issues to anyone with kids is their reaction to the news that they’re moving and their adjustment to the new home. Being informed is very important to children. One of the worst mistakes we can make as adults is to assume that kids don’t care or won’t understand the details. These are general guidelines while keeping them ‘in the loop,’ consulting them about choices whenever possible, and including them in the family game plan may work wonders toward their adjustment.”
Factors depend on a child’s age, Ron Darby Broker Co-owner continued: “Preschool children: Kids under the age of six may worry about being left behind, or being separated from their parents. If you go on an orientation or house-hunting trip before hand without the children, it’s important to reassure kids this age that you will be back; bring something unique back to them from the new town. It’s also very important for them to express their feelings about the move. Give them a job to do – have them be responsible for boxing up their favorite toys, and ‘labeling’ their boxes with crayons and stickers.

Ages 6 to 12:  Elementary age kids are usually most concerned with how the everyday routines of their lives are going to change. Showing them pictures, videos and magazines of their new home will help a lot, especially if you can find new places in advance for the things they like to do. If your child takes dance lessons, find and share information about the new dance studio she can go to. If he takes karate, or plays soccer or baseball . . . even if her favorite thing to do is the park or the pizza parlor, find these places in your new neighborhood and get brochures, pictures or videos.

Teenagers:  Teenagers are most concerned with fitting in. They may react angrily to the move, even insist they’re not going. This is usually due to the total lack of control they have over everything important in their lives – friends, school and jobs – being disrupted. These children can be very worried about making new friends, and what will be different in the new school. They are curious about the clothing, hairstyles, bicycles, cars, etc. that kids in the new city will have. Pictures of all these things are very helpful, so if you take an orientation trip be sure to take many detailed photos/videos of the schools they will be attending.

Other tips for making the transition:  1) Give young children an entertaining travel kit for the move.  2) Give older children a diary for recording the trip and move.  3) Give children of all ages a special address book and stationery set for keeping up with old friends.  4) Take videos of the new home if the kids won’t get to see it before the move. Arrive well before the movers so kids can explore and become acquainted first.  5) Give children a chore to do, such as working on their room (younger), supervising little siblings (middle), and painting or arranging furniture (older kids).  6) Take a break with the family as soon as possible to explore the museums, sights and recreation in your new city.  7) Arrange a visit to new schools and a meeting with the teacher before the actual first day of attendance.  8) Encourage the children to bring new friends home.”

Metzger added, “Regardless of when you move, prepare your children well for the transition. By planning ahead, you’ll be able to offer them a few details of what to expect. Give the kids plenty of opportunity to express their feelings about the move, and their anxieties about the new school, new friends, teachers, and their sadness at leaving all that is familiar. Try to find ways to address your own emotional needs and your stress load so that you appear available to the kids at all times. Their concerns will only be heightened if they see you with concerns. Find a balance with yourself and your kids, and keep communication open. Planning and organizing can help keep stress to a minimum.  Keep an eye out for signs of stress and anxiety in your kids. Different children have different needs, certainly, and all kids process stress differently. If you do notice acting out or other behaviors that indicate adjustment problems, talk to the guidance counselor or the pediatrician about how to proceed.  Share your feelings and encourage the kids to see the move as a family adventure. You’re all in it together.
Darby concluded, “This is an overview of how you may want to handle your move.  It is our pleasure to assist our home Buyers and Sellers throughout the entire process.  Reach any of our sales professionals at either of our two Rutherford offices at 118 Jackson Avenue or 57 Park Avenue.  By phone, (201) 939-7500, (201) 438-0588 or (201) 438-SOLD, and view 1000’s of homes on our websites, www.erajustin.com  or www.erajustinrealty.com.
