ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR SELLING

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR SELLING

When it comes to your home, first impressions are everything. Buyers will drive by and make an instant decision on whether they want to step inside. The exterior of your home, in conjunction with the landscaping, has the ability to make or break the first appearance. Just as important as accessories are to completing an outfit, the perfect front door can instantly increase the curb appeal of your home.
Ron Darby, ERA Justin Realty Broker Co-owner, with forty-eight years of experience, said, “To gain the viewpoint of the potential Buyer, walk across from the front of your home and give it a critical look. Is there something that is less than appealing? Does it look neat, clean and most of all, inviting? Take notes and decide where your improvement dollars might be best spent. Whether you replace your front door, or spruce up the one you now have, the improvement will be noticeable. You will get your share of positive comments from friends and neighbors about how handsome the house looks.  Depending on your home’s exterior finishing, you might consider painting the door a color that complements the color of the trim, rather than matching it. Consult a color wheel, and consider the colors located adjacent to the trim color, or directly opposite. The door is a relatively small space, considering the expanse of the front of most homes, so you can choose an unconventional color for the door and not have it overwhelm the facade. And because of the small area of the door, it can be easily repainted if you change your mind.  If you have a solid wood door, consider refinishing it. If the wood is particularly beautiful or interesting, you can simply oil or seal it to show off the grain. Talk to someone at the paint store about the best way to enhance the appearance of your wood door and protect it against the elements.  You can also freshen up the entrance by polishing or replacing the hardware on the door. If the doorknob, lock, and kick plate are shabby, buy new ones.”
Darby continued, “Fiberglass doors are popular for special orders. Fiberglass doors do not dent or chip, and are impervious to the weather. Steel and fiberglass top the list of popular door choices, but wood doors continue to do well. Wood surfaces must be refinished and varnished every few years, depending on how much they are exposed to the elements. Mahogany is a popular choice, especially in wet or humid climates, because it does not expand or contract much. Oak is an excellent wood for a front door but is very hard and does not accept paint well. Keep this in mind should you decide to paint it later on. Consider whether your home is stucco  or brick, and note the interesting architectural details. Your front door should enhance the existing elements, not compete with them. Newer homes with cleaner exterior lines can take on an elaborate door, though the design should be in keeping with the home’s size and style. New stock doors give you dozens of options, while a custom door is often the focal point of the property. Whether you paint, refinish, or replace the door, freshening up the entrance is sure to enhance your home’s curb appeal.”
Jennifer Darby Metzger ERA Justin Broker Co-owner suggested, “While making a Comparative Market Analysis (CMA) report for our Sellers, a comprehensive report in all aspects, we can make some first impression suggestions.  It is complete with color photos and detailed information, and can make pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”
ERA Justin Realty proudly received the prestigious ERA ‘Commitment to Excellence Award’, a premier ERA real estate firm award from approximately 30,000 ERA brokers and agents.  All across the nation, the most sought award that can be achieved in business is the ‘J.D. Power & Associates’ award. ERA Real Estate was a recipient of ‘Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms.’ Award. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

For our Communities, ERA Justin Realty Partners with Local Farms

For our Communities, ERA Justin Realty Partners with Local Farms

Today everyone has very busy lives. Running here and there, driven by the demands of technology and wanting instant communication, gratification, results and fast foods. We at ERA Justin Realty thought it was time to take a deep breath, reflect on quieter times and bring back our efforts to give back to our communities. Beginning our veggies program several years ago, its popularity has grown each year and 2016 will again prove great success for our communities.

“Our agents wanted to do their share and create a way that our families could eat healthy while helping our friends and neighbors in our communities do the same, said office coordinator, Michelle Korosy.

Jennifer Darby Metzger, broker co-owner added, “We are very proud to create our CSA (Community Supported Agriculture) partnership. It’s good for us and our area farms!

ERA Justin Realty of Rutherford, New Jersey has partnered with a local farm to bring fresh produce to our local communities. You’ve heard of the benefits of  buying local. Now we’re offering a great way to enjoy fruits and vegetables grown right here in New Jersey and have the opportunity to make an investment in these locally grown foods, which in turn helps to keep New Jersey green!”

Michelle Korosy continues to coordinate the Community Supported Agriculture program at ERA Justin Realty, which serves as the pick-up location. CSA programs are run by local farms and involve consumers purchasing a share of the season’s harvest. Once a week for several dozen weeks, the farm will drop off bushels of fresh veggies and to our office.

Korosy and Metzger liked the idea and wanted to bring the farm to Rutherford. With several dozen members signed up for this season, Korosy said the program has become so popular they need to turn people away because they simply do not have the space to store the fruits and veggies at their office. By mid-summer, Korosy said the shares are huge. Justin Realty subscribes to Alstede Farms in Chester.

Korosy added, “We at ERA Justin believe in doing our part to help our communities stay healthy. We also are dedicated in helping support our local economy. Money spent with local farmers and growers all stays close to home, working to build our local economy instead of  being handed over to a corporation in another city, state, or country. Since the food moves through fewer hands, more of the money you spend tends to get to the people growing it. We are excited and we hope you are too! Here’s to a healthy 2016 season!”

For information on this exciting new path and to learn more details and find answers to your questions, simply go to ERAFresh.org. You may also reach Jennifer Darby Metzger or Michelle Korosy the ERA Fresh CSA’s coordinators at ERA Justin Realty at (201) 939-7500.

ERA Justin Realty Sponsors 2016 Girls Little League Softball

Flashback to spring 2011, ERA Justin Realty was approached by Rutherford Recreation to be a sponsor of a Rutherford Little League girls softball team. Without hesitation the answer was a resounding yes, never realizing that that team would be honored as the champs for that season.

Girls Little League was on its way, teams were formed, the excitement began each season with a parade through Rutherford leading to Memorial Field for their first games and in a blink now several seasons later, great success for many girls teams.”

Team manager Lazz Degenaro added, “We are all very proud of how well the girls play and their show of true team effort throughout the seasons, while having fun. We are anticipating a great and fun 2016 this season also.”

Darby concluded, “At ERA Justin Realty the words, ‘There is a difference in real estate companies’ is more than a phrase. We believe strongly in community and our sponsorship of our teams each year is exceptionally rewarding. Because of our support of community activities and our charitable contributions we proudly received several prestigious ERA global community awards.

ERA Justin Realty presents best selling author to the Rutherford Community

ERA Justin Realty recently organized a special event at Rutherford, NJ. Attended by a room of residents and book enthusiasts who wanted to meet Jessica Knoll.  An energizing evening was had by all.

From New York, she arrived, spent an informal and fun-filled evening with the residents, chatted with everyone and all enjoyed a question and answer period. Jessica brought a supply of her best selling novel, Luckiest Girl Alive as gifts to all, for a donation to Muscular Dystrophy for the MDA Summer Camp for kids 2016 fundraiser.

Jessica Knoll came to New York City to be a writer but didn’t have any real plan on how to achieve that.

After several assistant jobs and internships, she found herself unemployed and on the verge of having to pack up and abandoned her dreams. Then she landed one more job, this time at Cosmopolitan magazine, and at the peak of her magazine career as a writer, she left Cosmopolitan to become a novelist. But this time, she had a plan.

Knoll said, “My debut novel Luckiest Girl Alive was released in May and has been on the New York TimesBestseller List for weeks. Hollywood’s Reese Witherspoon is now producing a film adaptation, and I’m writing the screenplay.”

She further talked about the deliberate moves she’s made in her life and in her career to get her to where she is today. The borough of Rutherford’s many neighbors and friends joined together for a book reading and book signing, enjoyed light refreshments which was hosted by E RA Justin Realty Co.

“There is a difference in real estate companies,” Jennifer Darby Metzger, Broker Co-owner said, “Presenting interesting events and community seminars, we believe, is another way to exceed buyers and sellers expectations of what ERA Justin Realty is about.  In fact, our buyers and sellers have put their reviews and comments about our community efforts in writing. We have on file for the asking, Real Estate Results In Writing, our report of nearly 800 reviews and testimonials from our very satisfied buyers and sellers.”

ERA Justin Realty Qualifies for the Muscular Dystrophy President’s Club Honors

One of many ERA Justin Realty MDA fundraising teams. For sixteen years the firm has given their time and effort to raise funds to support Muscular Dystrophy and the summer camp program. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. ERA Justin Realty has again qualified for the MDA President’s Club honors.

Rutherford:  The fundraising team of ERA Justin Realty has been focused on sending kids with Muscular Dystrophy to summer camp, specifically designed for their needs and abilities. As the year winds down, accumulated totals are completed. ERA Justin Realty has again qualified for MDA President’s Club honors for their 2015 efforts.
For their efforts as one of New Jersey’s top fundraising real estate offices, Ron Darby Broker and his MDA fundraising teammates were notified that the firm qualified for the MDA President’s Club, honors shared only by organizations with year-long focus and fundraising for the Summer Camp For Kids program.
Each year MDA supports some 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.
If you’re 16 or older, you’re invited to apply to join the MDA team as a camp volunteer. At most MDA camps, volunteer counselors work one-on-one with campers around the clock, providing the care, close supervision and attention children with neuromuscular diseases need. Counselors push wheelchairs, lift and carry youngsters, and even “bunk down” near their campers. But above all, they become a youngsters friend for a week and sometimes for a lifetime.
By becoming an MDA summer camp sponsor you can provide a local youngster with neuromuscular disease with many special summer memories. The cost of sending one child to MDA camp for one week is $800.00.
As a sponsor, you will be invited to visit the local MDA camp during our special sponsor VIP Day. You’ll see the joy that your participation in this program creates.
Darby continued, “Become a sponsor! Help youngsters with neuromuscular diseases in your community experience a week of fun and friendship they’ll never forget. At MDA camp there’s always a need for volunteer counselors, medical staff, water safety instructors and activity coordinators. Be a volunteer or a sponsor by sending your tax deductible check made payable to MDA and mail it to MDA c/o ERA Justin Realty Co., 118 Jackson Avenue, Rutherford, New Jersey 07070.  If you have questions on this great program for the kids, call us at (201) 939-7500.”

This was the second in a series of Elder Law seminars brought by ERA Justin Realty Co. with a repeat seminar to be planned for Spring 2016 because of such an overwhelming request by those who could not attend our last seminar.
“As a strong industry leader and a national Top-100 firm, ERA Justin Realty is underscoring the critical role of community information,” added Ron Darby, ERA Justin Realty  broker co-owner.

ERA Justin Realty Award Achievers Exceed Expectations
Ask the ERA Justin Realty 1st 2nd and 3rd quarters 2015 award achievers, how important proper house pricing is and the answer you will most likely hear over and over again is realistically. Ask any of these  ‘Leadership Circle‘ achievers who will provide a complimentary Comparative Market Analysis (CMA) and you will have the answers to your real estate questions.  They include Glenn Elliot, Peggy McLaughlin, Cathy Vick, Kristen Davis, Morgan DePalma, Julia Dagistanli, Ilene Harpuder, Grace Tirrito, Carol D. Calamari and Fara Espandi.
Jennifer Darby Metzger, co-owner broker stated, “Throughout each quarter we proudly present the ‘Leadership Circle’ award to those teammates who focus and exceed the expectations of their sellers and buyers.  These fine professionals awarded had earned accolades throughout the 2015 quarters.  It is an ongoing team effort, which makes us a market leader throughout Bergen, Passaic, Essex and Hudson counties.
For our sellers and buyers, we have published ‘What People Are Saying’ a presentation of nearly 800 testimonials and reviews regarding the services that we offer.  A copy is available for review for the asking. Additionally, these sales professionals focus on the inventory of homes that we have for sale, knowing exacting details, so they can provide our sellers and buyers with the service they deserve.”
Ron Darby, broker co-owner added, “If you are thinking of selling your house in the near future and want to know for how much it might sell, then you should contact one of our ERA Justin Realtor salespersons and request a Comparative Market Analysis (CMA) to determine its fair market value.  The fair market value of a house is the highest price an informed buyer will pay.  A homeowner’s asking price is the advertised price of a house when it goes on the market and may be slightly higher than the fair market value because it is assumed that some negotiation will be necessary to reach an agreement with a buyer. To get an estimate of the fair market value, a homeowner can call our ERA Justin Realty sales team. Our service is provided free of charge and without obligation.  In conducting a CMA, our ERA Justin Realty sales professionals have access to a wide array of information, such as databases containing recent listing and selling prices of similar homes in the neighborhood, and how long these houses took to sell. The resulting analysis can help a homeowner understand how today’s market impacts the price of the house, and it will provide a realistic figure of fair market value.  If a house is then put on the market, our sales professionals will use the CMA to help the homeowner establish a selling marketing program. The CMA information is very helpful in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold.  Our CMA report for our sellers is truly comprehensive in all aspects.  Complete with color photos and detailed information, it makes pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask buyers and sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our buyers and sellers will hold us all in the highest regard.  Proof of our abilities for our clients and customers shows in these fine award achievers, honored during the first three quarters of 2015.”
