ERA JUSTIN REALTY PROVIDES INSIGHT ON SELLING YOUR HOUSE VACANT

Ron Darby, broker co-owner of ERA Justin Realty since the 1980’s has been active in real estate since 1967. His expertise in real estate has brought thousands of transactions to the firm processed by his agents. He has been known as mentor to many, who  have grown to major success status as multimillion dollar owners of their own firms and he has been responsible for the growth of ERA Justin Realty to “Top 100” status throughout the ERA real estate system globally and all across America,

ERA JUSTIN REALTY PROVIDES INSIGHT ON SELLING YOUR HOUSE VACANT

One of the first things you should do if you’re thinking about selling is to walk through your home and examine it with a critical eye. Imagine yourself as a buyer to make a mental note of the possible imperfections you’ve overlooked for years. The drapes may be faded from years of sun exposure. If you have children or pets, the interior doors and baseboards may be nicked and need paint. The floors might look worn. It may strike you that the place needs so much work that you ought to move out and do a fresh coat of paint, redo the floors and sell the house vacant. Possibly an over dramatization, but pros and cons to think about.

Ron Darby, ERA Justin Realty Broker co-owner suggests, “Painting and floor refurbishing are sometimes good ideas. Renewing the interior surfaces of your home when you sell may be one of the most cost-effective improvements you can make to increase your net proceeds. Buyers typically pay more for homes that are in move-in condition. The main reason for this is that first impressions play a big part in selling homes. When buyers walk into a home that looks bright, inviting and comfortable, they feel good. When most buyers walk into a vacant home, they feel that something is missing. Many people have a hard time imagining what a vacant home will look like when it’s furnished. For these buyers, a vacant house poses a problem. They walk into an empty living room and start worrying about how they’d furnish it.”

He continued, “A strategically furnished house creates a more pleasurable viewing experience and eases the process of buying. Granted, some buyers, such as architects and designers, have the ability to conceptualize in three-dimension. Some experienced buyers have moved so many times that they’ve developed the knack of visualizing their furniture in an empty space. But, you are likely to sell your home for more money if you can appeal to the entire pool of prospective buyers, not just those who have a particular expertise. You can certainly sell your home vacant but as a second choice. The question is how much more could you sell your home for if it was attractively furnished?”

Dian Hymer, author of “House Hunting, The Take-Along Workbook for Home Buyers” and“Starting Out, The Complete Home Buyer’s Guide, wrote, “A listing in the Oakland Hills (Calif.) was put on the market. It had a great view, but was vacant. It did not sell on the market during a time when all well-priced listings in the area were selling. The listing was temporarily withdrawn from the market and staged with furniture and accessories. It was put back on the market at the same price and sold right away.”

The cost of staging your home for sale may seem prohibitive, but it needn’t be. Many sellers who stage their homes for sale use their own furniture after removing extra pieces and rearranging the rest. Some draperies can be removed and often don’t need to be replaced, unless they cover an unsightly or distracting outlook. For selling purposes, it’s important to let in as much light as possible. It’s a good idea to consult with a someone who is knowledgeable in staging homes for sale. A stager can arrange to bring in furniture if you decide that’s what you need. To keep costs down, you may be able to create an inviting ambiance without furnishing your entire house or condo. The living and dining room, kitchen, family room and master bedroom are the most important places to concentrate your staging efforts.

“There is a difference in real estate companies,” Darby continued,  “Presenting consumer information, we believe, is in order to exceed sellers expectations of what ERA Justin Realty is about, as we don’t offer just the basics.    In that way, we know that our sellers will hold us in the highest regard.  Our sellers have put their thoughts in writing. We have on file for the asking, ‘What people are saying’ our report of over 700 quotes and reviews from our sellers and buyers. No other area real estate firm can offer that.  Are we proud?  Absolutely!”

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR AUTUMN SELLING

ERA Justin Realty’s Michelle Korosy’s enthusiasm and attention to detail proves to be an asset for her buyers and sellers. She has a love for real estate and is well-versed with knowledge of the industry. She is very familiar with scenic design and those skills are invaluable in assisting sellers to ready their homes for prospective buyers. This experience combined with her ability and interest in architecture also makes her a knowledgeable resource for her buyers. She offers first impression tips for autumn selling.

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR AUTUMN SELLING

When it comes to your home, first impressions are everything. Buyers will drive by and make an instant decision on whether they want to step inside. The exterior of your home, in conjunction with the landscaping, has the ability to make or break the first appearance. Just as important as accessories are to completing an outfit, the perfect front door can instantly increase the curb appeal of your home.
Michelle Korosy an ERA Justin Realtor agent, with years experience, said, “To gain the viewpoint of the potential buyer, walk across from the front of your home and give it a critical look. Is there something that is less than appealing? Does it look neat, clean and most of all, inviting? Take notes and decide where your improvement dollars might be best spent. Whether you replace your front door, or spruce up the one you now have, the improvement will be noticeable. You will get your share of positive comments from friends and neighbors about how handsome the house looks.  Depending on your home’s exterior finishing, you might consider painting the door a color that complements the color of the trim, rather than matching it. Consult a color wheel, and consider the colors located adjacent to the trim color, or directly opposite. Red, purple, or green front doors are not uncommon today. The door is a relatively small space, considering the expanse of the front of most homes, so you can choose an unconventional color for the door and not have it overwhelm the facade. And because of the small area of the door, it can be easily repainted if you change your mind. Some experts have reported that a yellow door adds immediate impact and clearly says, ‘Welcome.’ If you have a solid wood door, consider refinishing it. If the wood is particularly beautiful or interesting, you can simply oil or seal it to show off the grain. Talk to someone at the paint store about the best way to enhance the appearance of your wood door and protect it against the elements.  You can also freshen up the entrance by polishing or replacing the hardware on the door. If the doorknob, lock, and kick plate is shabby, buy new ones. Measure what you have before you go shopping.”
Korosy continued, “Fiberglass doors are popular for special orders. Special order fiberglass doors cost more than what you would expect to pay for a steel door. Fiberglass doors do not dent or chip, and are impervious to the weather. Steel and fiberglass top the list of popular door choices, but wood doors continue to do well. Wood surfaces must be refinished and varnished every few years, depending on how much they are exposed to the elements. Mahogany is a popular choice, especially in wet or humid climates, because it does not expand or contract much. Oak is an excellent wood for a front door but is very hard and does not accept paint well. Keep this in mind should you decide to paint it later on. Consider whether your home is stucco  or brick, and note the interesting architectural details. Your front door should enhance the existing elements, not compete with them. Newer homes with cleaner exterior lines can take on an elaborate door, though the design should be in keeping with the home’s size and style. New stock doors give you dozens of options, while a custom door is often the focal point of the property. Whether you paint, refinish, or replace the door, freshening up the entrance is sure to enhance your home’s curb appeal.”

Ron Darby and Jennifer Darby Metzger ERA Justin broker-owners suggested, “While making a Comparative Market Analysis (CMA) report for our sellers, a comprehensive report in all aspects, we can make some first impression suggestions.  It is complete with color photos and detailed information, and can make pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask buyers and sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our buyers and sellers will hold us all in the highest regard.”

Metzger concluded, “ERA Justin Realty has proudly received over 700 written reviews about our services and our publication What People are Saying is on file at our office for your review. We are proud to say, one review an honor and over 700 reviews, a tradition.”

Reasons to Use ERA Justin Realty as your Realtor of Choice

Ron Darby and Jennifer Darby Metzger owner-brokers of ERA Justin Realty, a sixty-four year old firm have been market leaders throughout Rutherford and area communities and have proudly been number one in Rutherford sales for the past 13 consecutive years. Surrounded by their outstanding team of Realtor agents, many with the firm for decades, each agent takes pride in the continuing growth of the firm, the ongoing training available and why the firm continues to be a Realtor of choice as they have been to multi-thousands of buyers and sellers.

Reasons to Use ERA Justin Realty as your Realtor of Choice

Proudly celebrating their 30th anniversary with ERA Real Estate and 65 years as a Realtor of choice to thousands of buyer and sellers, owner brokers Ron Darby and Jennifer Darby Metzger are also excited to be part of the ERA brand, undergoing positive global changes, bringing the newest, brightest, most innovative and inventive products and services to ERA Justin Realty and its team of agents for their buyers and sellers.

The past four years have been a time of economic change for the country with effect on the real estate industry. Many firms have downsized and have been absorbed by other leading real estate brands. ERA Justin Realty through directed management has grown during this period and continues to be a Realtor of choice throughout Bergen, Passaic, Hudson and Essex Counties. It further is part of one of the largest relocation and referral outreaches in the nation under the leadership of Realogy Corporation.

The question to those sellers entering the real estate market may ask why pay a Realtor® a commission to sell your home? After all, possibly 8 % of homeowners attempt to handle the sale of a home themselves, a statistic more or less over the years regardless of market conditions. Before making a decision about whether to go it alone, it is important to have a realistic idea of what is involved in the biggest financial transaction most of us are likely to make. Why work with an ERA Justin Realtor®? Here are six reasons to consider:

Reason #1 – ERA Justin Realtors®  know your market. Realtors® are in a position to know what’s happening in the real estate market, not just in your state and your community, but in your neighborhood. As trained professionals who may have seen hundreds of homes similar to yours and know their features and selling prices, a professional is well qualified to set a price range that can bring the maximum number of offers for your home.

Reason #2 – ERA Justin Realtors®  sweat the details. Accurate pricing, qualifying potential buyers, positioning advertising for maximum exposure, evaluating potential offers, negotiation and closing the sale are some of the basic skills needed to successfully sell your home. Then there are environmental, government and disclosure requirements that must be followed.

Reason #3 – Continuing, they know marketing. Marketing that attracts offers, not just lookers. A coordinated marketing campaign using the right combination of print advertising, direct mail and the Internet ensures your home receives maximum exposure. And an experienced Realtor® can advise you on cost-effective strategies for ensuring your home looks its best to potential buyers.

Reason #4 – And they are pros at bringing buyers and sellers together. An ERA Justin Realtor®  may already have a buyer for your home! Successful Realtors®  are continually replenishing their rosters of potential buyers, as well as networking with other real estate professionals who may have the perfect buyer for your home.

Reason #5 – Reducing your stress. Are you prepared to show your home in the middle of the day? Every weekend? ERA Justin Realtors® have the time to show your home whenever it is convenient for a potential buyer. It’s their job. And they are available to respond quickly and courteously to inquiries by phone call, email and text. Think of an ERA Justin Realtor® as your personal home sales assistant and your professional to be successful for you.

Reason # 6 – Your experienced negotiators. Realtors® can help avoid costly errors during the negotiation phase of a transaction. As experienced negotiators, they can help maintain objectivity during what can often be an emotional time for sellers and buyers. And the ability to deal successfully with any issues that crop up often calls for just the right combination of firmness and diplomacy.

Metzger said, “Whether you are a seller or a buyer, perhaps the biggest benefit our real estate Realtor professionals have to offer to you is their experience. We have made assisting buyers and sellers our business, so that you can get on with your business, and pleasure, of realizing your dream! We have been doing this since 1950. Achieving and exceeding goals is our goal each day and what makes the difference. There truly is a difference in real estate companies and we want be to be your Realtor.”

Darby concluded, “This year ERA Justin Realty proudly received the prestigious ‘Circle of Light Award,’ as a premier ERA real estate firm, selected from approximately 31,000 ERA brokers and agents globally. All of our full service Realtor agents can be reached at either of our two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue.  Call our office phones (201) 939-7500, (201) 438-0588 or (201) 438-SOLD.  Also view 1000’s of homes at our websites at www.ERAJustin.com and www.ERAJustinRealty.com.

ERA Justin Realty invited to NASDAQ Closing Bell Ceremonies

ERA Justin Realty’s team of MDA supporters at the NASDAQ closing bell ringing ceremonies for representing MDA for fifteen years of  fundraising. Attending, ERA Corporate’s Gene Amsel,  ERA Justin Realty’s Manisha “Mona” Kalra, Julia Dagistanli and Glenn Elliot.

ERA Justin Realty invited to NASDAQ Closing Bell Ceremonies

July 4th marked 75 years since legendary Hall of Famer Lou Gehrig heartbreakingly said goodbye to baseball with his iconic “Luckiest Man” speech at Yankee Stadium in 1939. The degenerative effects of a nerve disorder, best known as Lou Gehrig’s disease or ALS (Amyotrophic Lateral Sclerosis), would ultimately take his life less than two years later. The NASDAQ this year hosted the closing bell ceremony in honor of Lou Gehrig, ALS and the Muscular Dystrophy Association.

For fifteen years ERA Justin Realty’s MDA chairpersons Ron Darby and Jennifer Darby Metzger broker-owners have served the Muscular Dystrophy Association, coordinated fundraising of approximately $250,000. and proudly accepted an invitation to represent their firm at the festivities. Attending was ERA Corporate business consultant Gene Amsel, ERA Justin Realty fundraising team Manisha “Mona” Kalra, Julia Dagistanli and Glenn Elliot.

Muscular Dystrophy is a hereditary disease, and there are more than 10 major forms, including Duchenne, Becker, limb-girdle, facioscapulohumeral, and myotonic. Some begin in childhood and some in adult years.  All cause weakness of the limbs that worsens with time, and some types lead to facial weakness, inability to swallow, shortness of breath and heart failure. Although Muscular Dystrophy is not curable, all patients need supportive treatment, including medical care by physicians and genetic counseling. Many need physical therapy, leg braces, wheelchairs, and help in obtaining social services. MDA provides these services and many others, as well as equipment at no charge to patients or their families.

ALS/Lou Gehrig’s Disease, Amyotrophic lateral sclerosis is a disease that causes muscle weakness in adults. Like Muscular Dystrophy, it affects the limbs, swallowing, and breathing. It worsens over a few years’ time and eventually leads to death. Although ALS is not curable, all patients need regular medical care by physicians in several medical specialties, braces for weak limbs and eventually a wheelchair, at no charge to patients or their families.

The NASDAQ, always ready to assist and kickoff  in advance of the Labor Day Muscular Dystrophy Telethon invited agents of ERA Justin Realty and a group of dedicated business owners to attend and take part in the closing bell ceremonies.

Ron Darby with Jennifer Darby Metzger said, “We are extremely proud to have been invited to represent our firm and New Jersey MDA and honored to have had our career agents attend which closed stock market trading for the day. It was broadcast on all major financial television networks worldwide and projected on the giant Times Square screens.”

For their efforts as Northern New Jersey’s top fundraising ERA real estate office, Darby informed his ERA teammates that the firm was inducted into the President’s Club, honors shared only by organizations with year-long focus to the Summer Camp For Kids program.

He is also the ERA New Jersey Chairman for MDA and introduced Jennifer Darby Metzger and Albert Rottini for their efforts in leading the team’s fundraising efforts for year-end 2013. The firm continues to spearhead their efforts for MDA in this lifesaving mission again in 2014.”

Their fundraising team recently enjoyed their Spring 2014 fundraising with a kick-off to a colorful Run or Dye fundraiser held locally at the Met-Life Stadium. Included is advanced technology which enables consumers to view ERA Justin Realty property listings through an online video tour with photos, captions, music and information, making home buying attractive and direct and selling more streamlined.

Considered to be a technology leader in real estate listings and sales and a top 100 ERA real estate firm nationwide, ERA Justin Realty features video tours in today’s fast-paced and technologically advanced real estate market. Video tours offer home sellers the advantages of a 24-hour a day, seven-day a week opportunities, open house viewings scheduled on weekends, and home buyers private showings at their convenience.

Darby said, “Video tours include both single and multi-scene views of the interiors and exteriors of ERA Justin listed properties. Online visitors can tour properties at any hour, from their home, office, or from anywhere in the world. The expectations of today’s real estate home buyers and sellers are high, and as millions of viewers use the Internet to look for a home, it is critical to have the best tools to promote our listings online. Our tours help potential buyers view a property’s attributes so much better than just a text description or a single photo of a house; for example, with exterior photos consumers may view the other side of the street and next door. ERA Justin Realty offers this additional service to each of our sellers on every listing that we market for sale.  When we post a video tour, it is available on our websites, www.ERAJustin.com,  www.ERAJustinRealty.com,www.Realtor.com and many other sites from which we market our seller’s homes.  Hundreds of area sellers select ERA Justin Realty as their Realtor of choice each year as well as thousands since we began in business in 1950. We work to exceed their expectations and that makes us truly proud.”

Continuing, he said, “Online video tours also increase a listing’s exposure to potential buyers, which our home sellers find very attractive. More exposure means more pre-approved buyers to potentially see each listing.  More exposure potentially brings more buying contracts to be considered, giving each seller a better opportunity to sell their house at a higher price. Buyers who view video tours are strong, interested prospects.  There is no cost to our sellers for this added value service.”

Buyers and Sellers interested in learning more about ERA Justin Realty’s online video tours can reach any of the ERA Justin Realtor agents and they will be pleased to provide extensive details as well as a seller’s (CMA) comparative market analysis of the current market value of their home at no cost or obligation.

Darby added, “We are knowledgeable, focused and have working relationships with varied multiple listing services, age over fifty-five communities and first time buyers and will be pleased to provide you with introductions to these communities, share listing amenities and provide private showings to locate a specific house, villa, multi-family or condominium that will suit your needs. By reaching out to us, the arduous task of locating the perfect house can be streamlined. There is a difference in real estate companies. We ask buyers and sellers to compare.  Our philosophy includes exceeding expectations of what our team is about.  We don’t offer just real estate basics; we are as comprehensive as possible. In that way we know that our buyers and sellers will hold us in the highest regard as we create a successful transaction for you.”
